Essential Duties and Tasks:

  • Performs technical review of major and minor subdivision plats, commercial site plans, conditional use and special use permit applications, rezoning petitions and text amendments for conformance with land use ordinances;
  • Evaluates and reviews zoning, stormwater and floodplain permit applications for completeness and compliance; enters permit data into permitting software; maintains zoning related databases; assists with annual stormwater reporting;
  • Attends and makes presentations at meetings with the public, elected officials and appointed boards for land use-related activities including special and conditional use permits, variances, text amendments and new subdivisions. Prepares required notifications for public hearings including mailed notices and legal advertisements;
  • Meets with developers, property owners and surveyors as needed to discuss development proposals and other planning matters;
  • Tracks projects utilizing planning and permitting software;
  • Provides technical assistance to the public, by telephone and in person; explains and advises public on land use related regulations;
  • Enforces Zoning ordinance and other land use related ordinances by investigating complaints, issuing violation letters and following up until issues are abated;
  • Conducts research as requested pertaining to zoning matters and ordinances;
  • Assists in the development, maintenance and implementation of plans and policies, including the Comprehensive Land Use Plan;
  • Prepares forms, correspondence, reports, brochures and other written materials;
  • Ensures Zoning policies and procedures are coordinated with other departments to maintain high level of customer service;
