RiverWild is a land development company serving Johnston County and its surrounding markets. Our development team provides hands-on leadership and project management for both large and small development projects from the implementation of the project to close-out. To that end, we manage the entitlement process, expedite permitting, oversee construction, and deliver projects on time and within budget.

Job Description: The Planning Manager works within the RiverWild Development Team to handle a broad range of planning and development needs. This includes the preparation of land use permit applications, coordination with multidisciplinary teams of consultants and contractors, and management of development projects to move them from conceptual plans to the completion of construction. The Planning Manager takes the lead on assigned projects and on fostering and developing relationships with contractors, consultants, and government staff in various disciplines. The Planning Manager will report to the Director of Development and will help develop strong working relationships to promote our mission and core values. The Planning Manager is also expected to provide mentorship and insight to other team members.

Job Responsibilities:

  • Oversee all aspects of assigned projects, including monitoring contracts, budgets, and timelines, developing schedules, and enduring quality deliverables
  • Manage projects to obtain necessary entitlements, including: annexations, rezonings, preliminary subdivisions, planned developments, final plats, conditional use permits, development agreements, etc.
  • Maintain communication with other project managers from project conception through completion
  • Collaborate and work together with external project managers, planners, engineers, and other subject matter experts
  • Manage, lead, train, develop, and mentor other technical and professional staff
  • Manage project plans, budgets, timelines, and ensure quality deliverables
  • Prepare and oversee research, field work, legal regulations, and application preparation in support of development projects
  • Prepare, coordinate, and facilitate public involvement meetings and workshops
  • Prepare and/or coordinate preparation and delivery of development proposals
  • Generate creative solutions to issues that may conflict with the client’s initial project plans
  • Visit field sites to ensure assigned projects are being built according to approved plans
  • Attend and present project information at both internal and external meetings
  • Other duties as assigned in order to successfully complete project deliverables and meet internal goals and deadlines

  • Explain complex technical ideas and concepts to non-technical people
  • Communicate well (in writing and verbally) with other staff, clients, and agencies to accomplish team goals
  • Ability to travel to field sites and walk long distances on occasion
  • Education and Experience*
  • Bachelor’s degree in land use, environmental, urban, regional or city planning, community planning, landscape architecture, geography, or related field
  • Minimum of eight (8) years of progressively responsible planning experience with a recognized planning agency, including a minimum of four (4) years in a leadership or supervisory role; or the equivalent in education, training, and experience, which would provide the necessary knowledge, skills and abilities
  • AICP certification preferred
