New Hanover County is seeking an experienced Zoning Compliance Official to join the Planning & Land Use department. This position assists with the administration and implementation of the
county’s land use regulations, floodplain management program, and Coastal Area Management Act (CAMA) program. Duties include reviewing building plans for compliance with various zoning

Performs responsible professional work in the management of staff and associated assignments within the Planning Department, primarily in the areas of long/short range planning, development ordinances, minimum housing and code enforcement.

An employee in this class has broad responsibilities in guiding, directing and working with staff, public bodies, public official, development community and citizens to ensure proper long/short range planning for the City, effect proactive and effective minimum housing and code enforcement related efforts, and administering development ordinances and policies. Oversee and guides special planning efforts such as small area studies, growth analysis, corridor overlays, comprehensive plan and land use analysis/changes, neighborhood improvement programs/efforts, development ordinance amendments, and associated policies, etc. Employee exercises decision making regarding the allocation of time and resources to project management, initiatives and programs. Position requires the ability to coordinate with and provide support to boards and commissions, attend meetings as necessary or directed. Work performance is evaluated through daily discussions, interactions and observations under the regular supervision of the Director of Planning & Transportation. The Enforcement Officer monitors and enforces compliance with the Brunswick County Solid Waste Ordinance and the Unified Development Ordinance. This position coordinates enforcement activities and court case preparation with legal and law enforcement personnel. Maintains case and complaint records. Prepares various reports including ordinance amendments and special reports. Responds to inquiries in person, by telephone, or by written and electronic correspondence. Reports to the Planning Director.

The Zoning Plans Examiner is responsible for a number of key departmental tasks, including review of permit applications and plans for compliance with applicable development regulations; providing staff support for multiple Zoning Boards of Adjustment; and communicating with contractors, developers, architects, engineers, property owners, public officials, and the general public with regard to zoning-related matters. THE CODE ENFORCEMENT OFFICER WILL:
➢ Be responsible for investigating complaints and enforcing junk vehicle, public nuisance, minimum
housing, zoning ordinance regulations and other local policies for multiple client jurisdictions in
North Carolina;
➢ Be required to maintain daily contact with the public and local government officials, travel to & from
client jurisdictions within assigned region, make presentation to elected Boards & Councils,
document & maintain files, prepare periodic reports and occasional court testimony;
➢ Make independent judgments representing the jurisdiction, communicate fairly with the public and
resolve conflicts; and
➢ Coordinate and administer the enforcement process from start to finish.

THE TOWN PLANNER WILL:
➢ Conduct comprehensive field studies of land use and development patterns throughout Local
Government jurisdiction;

throughout Local Government jurisdiction;

Community Affordable Housing Equity Corporation (CAHEC) is currently seeking candidates for an Acquisitions Analyst. CAHEC is a non-profit tax-credit syndicator based in Raleigh, NC that helps develop and foster healthy neighborhoods by raising equity capital and investing in affordable rental housing and community revitalization. The Acquisitions Analyst will analyze, evaluate, structure, and formulate recommendations regarding investment in complex real estate transactions. The position provides professional and technical support to Acquisitions by preparing financial models, populating documents with model data, and managing and coordinating the distribution of data. Some specific functions include:
• Extensive financial modeling using existing templates and custom spreadsheets to evaluate real estate and related investments with tax credits.
• Data interpretation to identify and make recommendations on factors affecting yield, pricing, and future trends for modeled investment opportunities.
• Document preparation using data from financial models to populate internal reports and assist with acquisition and closing documents.

Education Requirement
Bachelor’s Degree in planning, math, finance, business, accounting, or economics or related field; or an equivalent combination of education and comparable work experience.
Work Experience
Minimum one (1) year progressively responsible work experience in finance, data analysis, or investment modeling; or relevant education and training.
Knowledge, Skills, and Abilities
Advanced proficiency in Microsoft Word and Excel are required as is the proven ability to analyze and develop complex financial models. General knowledge of real estate pro formas and the Low Income Housing Tax Credit Program (Section 42 of the IRC) is needed. The ability to manage multiple, current priorities and easily adapt to changing priorities is necessary as is the ability to think analytically to develop and recommend effective solutions. Excellent interpersonal and communications skills (written and verbal) are required as is the ability to foster effective working relationships with peers and partners.
