Must be proficient in Microsoft Word and Excel. Prefer 2-5 years of experience with certifications in Zoning and Floodplain Management. Knowledge of the North Carolina General Statutes and planning/development law required. Ability to communicate written/orally; establish and maintain effective working relationships with Town employees, elected and appointed officials, state and local agencies, and the general public.

Hiring range $45,000-$54,000 based on level of education, experience and certifications.. Position Overview
Performs journey-level current and long range planning activities for the Planning and Development Services Department.

General Responsibilities

Qualifications
Desirable Education and Experience
Graduation from an accredited college or university with a degree in planning, geography, public administration, community development or related field, and considerable professional experience in public sector planning; or an equivalent combination of education and experience.

Special Requirements
• Possession of an appropriate driver’s license valid in the State of North Carolina.
• Prefer certification by the American Institute of Certified Planners (ACIP)

Director Position Summary
The Director of the Generator will coordinate resources, policies, and activities that pertain to the
hands-on prototyping and fabrication laboratory in Plant 7 at Congdon Yards. The Generator Director

The Generator Director will:
• Work with Business High Point CEO and COO to compile the budget. Manage costs, and spearhead
strategies for continuous operational and financial performance.
• Monitor invoices, money-handling procedures, accounting and bank processes. Preparing timely and
accurate financial performance reports.
• Collaborate with the Director of Marketing to oversee marketing initiatives and implementing better
business practices.
• Assessing and implementing improved processes and new technologies, and collaborating with
management regarding the implementation of these improvements.
• Develop and execute training on specialized equipment.
• Propose and develop workshops; teach when applicable.
• Provide for innovative interdisciplinary space using new tools of rapid prototyping and digitally driven
software including machine shop tools, laser cutters, milling machines, 3D printers, injection molding
machines, wood working tools, electronic bench supplies, computers (Mac and PC), 3D design,
simulation and assembly and testing.
• Maintain daily records of activities of members and partners use of lab equipment, tools, and supplies
to be able to develop strategies for queuing jobs and using resources in a sustainable way.
• Perform checks of equipment, perform routine maintenance, and work with outside vendors.
• Create an environment for open exchange of ideas and collaboration opportunities.
• Provide coordination and continuous improvement in scaling up high-tech innovative labs across
campus to include facilities in arts & sciences, education, business, digital humanities, law, libraries,
and marine science.
Qualifications:
• Practical experience in industry, industrial design, architecture, or a closely related field. Demonstrated
experience in working with high-tech specialized equipment for production and prototype development.
• Demonstrated ability and experience in relevant topics in computer science, engineering, robotics,
and/or electronics.
• Working knowledge and experience in Generator and manufacturing labs and/or advanced
manufacturing or rapid prototyping tools including 3D printers, laser cutter, CNC, lathes, milling,
injection molding, PCB fabrication and testing.
• Understanding of use of hand tools, electronics, computer software, hardware, and various other
technologies.
• Familiarity in entrepreneurship and programming.
• Excellent interpersonal communications and presentation skills.
• Ability to promote programs, solve problems, and interact with diverse individuals at all levels.

Community Affordable Housing Equity Corporation (CAHEC) is currently seeking candidates for an Acquisitions Analyst. The Acquisitions Analyst will analyze, evaluate, structure, and formulate recommendations regarding investment in complex real estate transactions. The position provides professional and technical support to Acquisitions by preparing financial models, populating documents with model data, and managing and coordinating the distribution of data. The employment classification for this position is exempt.
Some specific functions include:
• Extensive financial modeling using existing templates and custom spreadsheets to evaluate real estate and related investments with tax credits.
• Data interpretation to identify and make recommendations on factors affecting yield, pricing, and future trends for modeled investment opportunities.
• Document preparation using data from financial models to populate internal reports and assist with acquisition and closing documents.
• Data management by maintaining version control for financial models, uploading current modeling data into designated corporate systems, and coordinating with other departments on the status of modeled investments.
Education Requirement
Bachelor’s Degree in planning, math, finance, business, accounting, or economics or related field; or an equivalent combination of education and comparable work experience.
Work Experience
Minimum one (1) year progressively responsible work experience in finance, data analysis, or investment modeling; or relevant education and training.
Knowledge, Skills, and Abilities
Advanced proficiency in Microsoft Word and Excel are required as is the proven ability to analyze and develop complex financial models. General knowledge of real estate pro formas and the Low Income Housing Tax Credit Program (Section 42 of the IRC) is needed. The ability to manage multiple, current priorities and easily adapt to changing priorities is necessary as is the ability to think analytically to develop and recommend effective solutions. Excellent interpersonal and communications skills (written and verbal) are required as is the ability to foster effective working relationships with peers and partners.
Work Environment
This position is based out of CAHEC’s corporate office in Raleigh, NC. Certain objectives require working on-site at various locations, such as industry conferences and events at properties in CAHEC’s investment portfolio, and some professional training opportunities may require travel.
