Community Affordable Housing Equity Corporation (CAHEC) is currently seeking candidates for an Acquisitions Analyst. CAHEC is a non-profit tax-credit syndicator based in Raleigh, NC that helps develop and foster healthy neighborhoods by raising equity capital and investing in affordable rental housing and community revitalization. Our portfolio comprises over 600 assets in eleven states. CAHEC also invests in the people living in the properties we help finance through innovative enrichment opportunities called Community Investments.
The Acquisitions Analyst will analyze, evaluate, structure, and formulate recommendations regarding investment in complex real estate transactions. The position provides professional and technical support to Acquisitions by preparing financial models, populating documents with model data, and managing and coordinating the distribution of data. The employment classification for this position is exempt.
Some specific functions include:
• Extensive financial modeling using existing templates and custom spreadsheets to evaluate real estate and related investments with tax credits.
• Data interpretation to identify and make recommendations on factors affecting yield, pricing, and future trends for modeled investment opportunities.
• Document preparation using data from financial models to populate internal reports and assist with acquisition and closing documents.
• Data management by maintaining version control for financial models, uploading current modeling data into designated corporate systems, and coordinating with other departments on the status of modeled investments.
Education Requirement
Bachelor’s Degree in planning, math, finance, business, accounting, or economics or related field; or an equivalent combination of education and comparable work experience.
Work Experience
Minimum one (1) year progressively responsible work experience in finance, data analysis, or investment modeling; or relevant education and training.
Knowledge, Skills, and Abilities
Advanced proficiency in Microsoft Word and Excel are required as is the proven ability to analyze and develop complex financial models. General knowledge of real estate pro formas and the Low Income Housing Tax Credit Program (Section 42 of the IRC) is needed. The ability to manage multiple, current priorities and easily adapt to changing priorities is necessary as is the ability to think analytically to develop and recommend effective solutions. Excellent interpersonal and communications skills (written and verbal) are required as is the ability to foster effective working relationships with peers and partners.
Work Environment
This position is based out of CAHEC’s corporate office in Raleigh, NC. Certain objectives require working on-site at various locations, such as industry conferences and events at properties in CAHEC’s investment portfolio, and some professional training opportunities may require travel.

Reporting into our Sr. Development Director, a Carolina Planing alumni, we are seeking a talented Development Manager to join our Development team in San Francisco. We are focused on creating opportunities for our team members to grow and develop from within.

The chosen candidate will be a valuable team member in the Pier 70 project, which is currently under construction. Please note this is for the horizontal portion of the Pier 70 project and will not directly be working on vertical development or building teams.

Pier 70 is a former shipyard on San Francisco’s southeastern waterfront. Pier 70 represents the opportunity to transform a dilapidated former manufacturing facility into a premier waterfront district adjacent to the burgeoning Dogpatch neighborhood and, just south of UCSF’s Mission Bay campus and the new Chase Arena. The 28-acre mixed use development will contain for-sale, rental, and affordable housing, new creative and/or life sciences office space, arts, maker, and creative spaces, housing across a spectrum of affordability, local manufacturing and local retail, and the creation of new waterfront parks. The project will be built over three phases, with Phase 1 under construction and Phase 2 anticipated to start in 2020.

Your Key Deliverables
The Development Manager will be directly responsible for:

Supporting the Senior Development Director with horizontal implementation efforts such as planning, presentation preparation, budgeting, reporting, financial analysis, consultant oversight, design, entitlements, construction oversight, scheduling and internal and external coordination, to ensure effective execution of project.
Managing the strategy and execution of external communications with media consultant and community stakeholders, including attending a range of community meetings as the face of the project. Having strong, existing relationships within the Southeast communities of San Francisco is a plus.
Preparing PowerPoint presentations and additional communication materials for both internal and external audiences.
Managing the subdivision mapping process for the final maps for Phase 2 and 3, as well as any Phase 1 Final Map amendments needed to reflect final build out of Phase 1.
Assisting with the planning, design and entitlement of future phase infrastructure (streets, utilities, etc.) and parks (including the management of the parks), as well as continued involvement during construction.
Managing a variety of transaction document implementation processes as needed, such as lease amendments/annexations and license agreements.
Supporting the Pier 70 workforce program, including working with internal teams, consultants, and external stakeholders, to achieve a diverse workforce and meet the project’s local business and local hire goals.
Supporting the new Creative Director position to help implement site activation programs and community events to maintain a strong community participation and interest in the project.
Supporting the public financing aspect of the public-private partnership with the Port of San Francisco, including preparation/submittal of reimbursement requests, community facility district implementation, and public bonding.
Supporting the Pier 70 arts program, such as assisting with permanent and temporary art within the parks and relocation of an existing arts community into temporary facilities and the permanent replacement facility.
Managing contracts and change orders with consultants, including requests for proposals, facilitation of negotiations, and ongoing contract administration to ensure compliance with Brookfield policies.
Assisting in the preparation of regular reports (monthly or quarterly as appropriate to the specific project) that summarize project progress, budget, schedule, etc. to keep management well informed.
Maintaining information and documents for the project at all various stages, involving strict document control management through organized recordkeeping and effective filing.
Developing and maintaining rapport and credibility with project team members, designers, engineers, real estate consultants, sales and/or leasing teams, contractors, subcontractors, other business executives, government officials, City officials, and project community stakeholders to ensure effective implementation of projects.
Performs other duties as required.

Must Haves
Bachelor’s degree in Business, Economic/Community Development, Urban Studies, Political Science, Architecture or Engineering or equivalent experience.
5+ years of relevant experience in real estate development, or real estate related disciplines such as project management, finance, architecture, urban planning, engineering, law, construction management or real estate investment.
Strong communication skills and ability to effectively represent the company in the public; personable and diplomatic in working with diverse officials, consultants and community groups and able to inspire participation from partners, and community members.
Comfortable with presenting to senior management and working in cross-functional teams; has proven ability to influence across the organization at multiple levels.
Strong problem solving, organization, and leadership skills, creative thinker and knowledge of the principles and practices or real estate.
Proactive and willing to take initiative with the ability to make decisions independently as well as work collaboratively in a team.
Possesses experience managing projects, meeting deadlines and budgets, and coordinating the efforts of team members.
Advanced knowledge of Microsoft Office Suite – specific focus on advanced knowledge and proficiency with PowerPoint, Adobe Creative Suites, Excel and other graphic programs.
Possesses a ‘no task is too small attitude’ and is a fast-learner.
Ability to occasionally travel, as needed.

Internship Description:
Self-Help is seeking a Development Intern to join our Real Estate Team’s project management group in Durham for the summer. The Development Intern will be responsible for supporting an Associate Project Manager in ongoing real estate development activities, research and other support tasks, and new project predevelopment efforts. This internship will be particularly well suited for a positive, motivated, and well-organized person with an interest (but not necessarily experience) in community real estate development.

Essential Responsibilities:
Project tasks the Development Intern may engage in, with specifics to be determined, include:
>>Support Associate Project Managers on predevelopment activities for projects in the early stages, potentially including projects in Asheville, Charlotte, Henderson, Raleigh, Rocky Mount, and Salisbury. This could include researching land use regulations, assessing the impact of development policies, conducting market research, feasibility modeling, and due diligence.
>>Support development activities for projects already underway. This could include real estate feasibility analysis, high-level design development, community engagement, and other tasks.
>>Miscellaneous research activities on Self-Help’s real estate portfolio, tenant mix, or other items.
